The First-Time Buyer's Roadmap: From Pre-Approval to Keys

The biggest first-time buyer mistake isn't overpaying — it's starting in the wrong order. Falling in love with a house before you know your numbers leads to heartbreak or overextension. Here's the sequence that works.

Step one: get truly pre-approved, not just pre-qualified. A full pre-approval with document verification makes your eventual offer dramatically stronger and surfaces any credit surprises while there's still time to fix them.

Step two: define your non-negotiables — commute, schools, bedrooms — and separate them ruthlessly from your nice-to-haves. Three must-haves and flexible everything-else finds you a home; ten must-haves finds you frustration.

Step three: tour strategically. Your first several showings are calibration — they teach you what your budget actually buys. Expect your criteria to shift; that's the process working.

Step four: when you find the one, move decisively. A well-structured offer isn't only about price — terms, timelines, and clean contingencies often win against higher numbers. That's where experienced representation pays for itself many times over.

From accepted offer to keys is typically 30–45 days: inspection, appraisal, underwriting, final walk-through, and closing. I stay on every deadline so nothing slips — my buyers' job is to start packing.
